Residential SDLT from 1 April 2025

For a home in England or Northern Ireland that is your only home, or that replaces your main home, the bands are 0% to £125,000, 2% on the next £125,000, 5% from £250,001 to £925,000, 10% from £925,001 to £1.5 million and 12% above £1.5 million. GOV.UK works a £295,000 purchase in April 2025 as £2,500 plus £2,250, which is £4,750.

First-time buyers who all intend to live in the home pay 0% to £300,000 and 5% from £300,001 to £500,000. A price of £500,000 is £10,000. A price above £500,000 uses the ordinary residential rates. An additional property adds 5 percentage points to each residential band. A buyer who was present in the UK for fewer than 183 days in the 12 months before the purchase pays a further 2 percentage points on top of the other rates. Scotland charges LBTT and Wales charges LTT. This page works out SDLT.

Questions

Where does the £4,750 come from?

On £295,000 the first £125,000 is at 0%, the next £125,000 is at 2% (£2,500) and the remaining £45,000 is at 5% (£2,250).

What is first-time buyer relief worth?

On £450,000 the relief charges 5% on the £150,000 above £300,000, which is £7,500. On £500,000 it is 5% of £200,000, which is £10,000. Above £500,000 the purchase uses the ordinary bands.

How does an additional property change the bands?

The higher rates add 5 percentage points, so the nil band becomes 5%, then 7%, 10%, 15% and 17%. A purchase that replaces your main home uses the ordinary rates. On £295,000 the additional-property tax is £19,500.

Who pays the non-resident 2%?

A buyer who spent fewer than 183 days in the UK during the 12 months before the purchase pays 2 percentage points as well as the other rates, including first-time buyer rates. The surcharge is for the purchaser's residence, and every buyer has to meet the condition when there is more than one.

Which purchases use a different calculation?

This page covers a residential freehold, or the premium on a lease, in England or Northern Ireland. Rent on a new lease, non-residential property, shared ownership stages and company purchases follow their own SDLT rules. Scotland uses LBTT and Wales uses LTT.
