How to use it

  1. Enter the home price, down payment and interest rate, and pick the term.
  2. Open the extras to set property tax, insurance, PMI, HOA and any extra monthly payment.
  3. Read the monthly payment and the breakdown, and check the schedule by year.

What is in the monthly payment

Principal and interest come from the standard amortization formula for a fixed rate. Property tax and home insurance are added as a twelfth of the yearly amount, together called PITI. PMI applies when the down payment is under 20% and is charged until the balance reaches 78% of the original price, the point where lenders cancel it automatically; the page shows the month it ends.

An extra monthly payment goes straight to principal, so the page shows how much sooner the loan is paid off and how much interest it saves. The yearly schedule lists principal, interest and the balance at the end of each year, and downloads as a CSV.

Questions

What is PMI and when does it stop?

Private mortgage insurance protects the lender when you put down less than 20%. It is cancelled automatically when the balance reaches 78% of the home's original value, and you can ask for it to be removed at 80%.

Does the payment include property tax and insurance?

Yes. The monthly total adds a twelfth of the yearly property tax and home insurance to principal and interest, plus PMI and HOA if they apply.

How much does an extra payment save?

Enter it in the extras. The page shows the new payoff time and the interest saved compared with the regular schedule.

Is this the rate I will get?

Rates depend on your credit, the loan and the lender. Use a quote from your lender for the rate to get an accurate payment.
